What’s your cancellation policy?

For cancellations 90 days or more before stay, a total refund less $100 re-booking fee will be issued. 

Less than 90 days Cancellation Policy:

  • 50% refund if canceled at 30-90 days prior to  arrival.
  • No refund for cancellations less than 30 days prior to arrival.

***NOTE:  Regardless of timing, we will always do a full refund less the $100 re-booking fee if we can get the dates booked to another customer.  We know things happen, and do whatever we can to make it work out for all parties.

How do I reserve/book?

We're happy to help you book via email or phone, use the contact form on the page for the rental you are interested in booking. We take paypal or venmo payments, we do not take verbal commitments and do not hold a rental without the first payment (50% due at time of booking, remaining due 30 days prior to arrival.)

How do I know what the rate will be?

If you scroll over the date that you are looking for on the calendar for the particular property, you will see the nightly rate.  Keep in mind that we do offer discounts for weekly rates and offer monthly rates in the snowbird season.  These rates DO NOT include taxes (12 %) or the cleaning fee for the property.  The cleaning fee is the fee charged by an outside party, and is non-negotiable.  We collect the fee, but the cleaning company bills us.  Cleaning fees on our properties typically range from $150- $200 based on the property and its size.  To get an exact quote, please contact me with the unit and dates , and I will be happy to help!


Do you refund offer travel/cancellation insurance?

No, we do not offer cancellation insurance or refund for bad weather, missed flights or acts of God. Please reach out if you are having trouble keeping your reservation so we can work with you for a solution.  There are third-party companies that do offer travel insurance for renters.

What are the rules for renters?

Each property has its own set of rules based on the HOA, but primarily we ask that you HAVE FUN!!!  Everybody needs to be respectful of their neighbors and keep noise to a minimum- especially after 10:00 pm.  If the community has a pool, they close at 10:00 PM SHARP!  We do get fined if renters do not abide by this rule, and this fine WILL be passed on to our renters.  No items are to ever be placed outside of the front door in the condominium hallways, or hung from the balconies.  All guests must be disclosed upfront upon renting the unit.  If unauthorized guests or pets stay at the property, the renter can expect the security deposit to be forfeited.  Renters are responsible for any damage they cause- whether accidental or not.  We ask that you treat our property as your own- we have put so much effort into making our properties comfortable and inviting for each of you and hope that you will treat it with respect.


What do I need to bring?

You should plan on bringing your own toiletries, such as shampoo, conditioner, toothpaste and sunblock. We do not provide any first aid or health care items such as aspirin or Tylenol. We do not provide beach towels, so please remember to bring your favorite from home.  We do not supply beach items, but there are rental companies nearby that will deliver items such as chairs and umbrellas to you.  We DO have the units stocked with nice linens, bath towels, and kitchen items - so don't worry about bringing these things!

Do you allow pets? 

Unfortunately, the HOA at the Mexico Beach condos prohibits renters to bring pets.  However, we do consider them at our cabin rentals.  We have decided to implement a pet fee and separate pet deposit, as some renters have forced us to due to damage and extra cleaning required.  Our housekeepers charge an additional fee for extra cleaning after a pet has stayed.  You must tell us upfront about any pet that you would like for us to consider.  We will quote you the rate with an additional fee per pet and one additional refundable deposit.  If unauthorized pets are brought to the property, you may be asked to vacate immediately and you agree to forfeit your refundable deposit.

Do you allow smoking?

NO!  We do not allow smoking in any of our units.  If our guests do not follow this rule, they will forfeit their refundable deposit.  Many renters are allergic/sensitive to smoke, so this is a very strict policy.

What happens in inclement weather?  

If there is a mandatory evacuation in the area for the dates of your stay, we allow you to cancel with a full refund (less any credit card fees incurred by us.)  If there is not a mandatory evacuation, no refunds are given for cancellations.  We do try to work with our guests, and may allow you to change your dates- depending on the time of year and availability of the unit.  If you are worried about the possibility of inclement weather, you may want to check into trip insurance to ease your mind.

Answers to more commonly asked questions:

  • All of the condo buildings have an elevator, as well as, stairs to get to upper floors.
  • The condo units are not ADA handicap accessible. However, all do have walk-in showers in the master and we have had guests in wheelchairs stay without any real difficulty.
  • All units in Mexico Beach do have gulf view. You do have to cross the street for beach access, but this should not deter you, as it is a small two-lane road with minimal traffic. Mexico Beach is a quaint, laid-back town with no large buildings (or any over 4 stories) - getting to the beach is literally just steps away from the condo.
  • Yes, there is a coffee maker, and pots,pans, silverware, dishes, cooking utensils etc... You just need to bring your own coffee and filters.
  • Yes, there is a washer/dryer in each unit too.
  • We do have a rental agreement that each renter is required to sign upon rental.
